Tax-deferred like-kind exchanges have long been an important strategy utilized by real estate investors. Real Estate and Escrow professionals who hope to service such investors must have a clear understanding of the practical and theoretical operation of §1031 of the Internal Revenue Code. This seminar will provide an essential understanding of the investment strategy, statutory requirements, and practical compliance issues pertaining to 1031 exchanges. Forward, reverse, construction, and leasehold exchanges will be explained on both a theoretical and practical basis. Finally, several real-life applications will be explained, demonstrating the flexible application of like-kind exchanges.

Meet Your Instructor

Mr. Beck is a principal of Summit Exchange Services, L.L.C., and a shareholder of the Salt Lake City law firm of Cohne Kinghorn, P.C. where his practice focuses on tax sensitive real estate transactions.

Summit Exchange has provided like-kind, tax deferred accommodation services for thousands of clients since 1997. Mr. Beck is a frequent lecturer on the subject and has served as an expert witness. He is a member of the Utah State Bar and has been admitted to practice before the U.S. District Court, the United States Tax Court, and the United States Court of Federal Claims.

Nanette Bush has been in the real estate and mortgage lending industries since 1997. After starting as a licensed Realtor®, she and her business partner opened a real estate brokerage in 1998. Four years later, Nanette transitioned to mortgage lending and started her own mortgage brokerage company. She spent the next 10 years originating and processing mortgage loans. After a brief leave-of-absence, Nanette returned to mortgage lending with a local bank as the residential loan officer for the Park City and greater Summit County area. In 2016, she left the banking world and joined Fairway Independent Mortgage Corporation as a senior loan officer and sales manager.

Nanette has experience with FHA, Utah Housing, VA, Conventional, Construction and Jumbo loans. Over the years, she has had the opportunity to work with a full range of borrowers, from first-time homebuyers to high net worth second and third homeowners. No matter how seasoned the client, Nanette strives to make sure each borrower is comfortable with their loan product and fully understands their mortgage transaction. Purchasing a home or refinancing your existing home can be very exciting and a bit stressful, so Nanette knows it's important to guide her clients to the results they're looking for and answer all of their questions, every step of the way.

With radon awareness and action in Utah quickly increasing, every agent must be prepared to have radon discussions with clients and make the right recommendation.  The knowledge gained in this 1 Hour Class, taught by TJ Mellars with Utah Radon Services, will help Realtors® better serve and protect clients, and reduce any liability from recommending the wrong thing. 

We discuss the questions: What is Radon and why does it Matter? Where do you find it in Utah, and how common is it? What can be done when a home has radon?  What should I do as a realtor to better serve my clients when it comes to radon?

TJ Mellars has been in the radon industry for 6 years and has been a Salt Lake Board of Realtors CE Instructor for 3 years.  With radon being the leading cause of lung cancer in non-smokers and having met dozens of victims of radon induced lung cancer, TJ feels a tremendous responsibility to educate everyone about radon.  He is Certified through the National Radon Proficiency Program (NRPP) for radon testing and radon mitigation and is currently the General Manager of Utah Radon Services, which is Utah's Largest Radon Testing and Mitigation Company.
